Kota Baru Parahyangan and the estates around it are still filling in, so most people who call us from here call mid-build. While the screed is open and the ceiling is not closed, adding a dedicated electrical run, a water line and a floor drain costs almost nothing: the trades are on site and the walls are open. Three years later the identical work means breaking up a finished floor, chasing a route back to the panel, and paying twice for the same finishes. We say this to every Padalarang client, even the ones not buying this year.

Three things to bury before the screed goes down

If you get one conversation with us before the floor closes, this is it. First, a dedicated line for a 6–9 kW dry sauna heater: three-phase or heavy single phase, run to the right spot, not the middle of the room. Second, one ordinary 220V socket where the ice bath will sit — a 0.5–1 HP chiller needs nothing more. Third, a water supply and a floor drain, because the tub gets drained and refilled and a wet floor without a drain is someone's problem later. That is the list, and it buys you every option later.

Phase it: sauna now, ice bath later

This is why phased builds make more sense in Padalarang than anywhere else. A full wellness area starts at Rp 145,000,000 in one go, but you need not buy it in one go: a dry sauna from Rp 68,000,000 now, an ice bath from Rp 38,000,000 when the budget recovers. The single condition: the services went in first. If they did, adding the tub in two years is surface work. If they did not, the addition becomes its own renovation — cutting, patching, refinishing — and the builder's bill can rival the price of the tub.

Estate rules: we ask first, then draw

Planned estates come with rules, and in Padalarang they are not a formality. An outdoor structure like a barrel sauna — from Rp 75,000,000 — often needs management approval: height, boundary setback, roofline, and a flue on the wood-fired version. We ask for your estate's rules before we draw, not after: a design redone after a rejection is a loss for both of us. If the rules are tight, an indoor cabin or an infrared unit on a 220V socket sidesteps the question.

Straight talk on distance and night temperature

Padalarang is the furthest west we go routinely, so delivery here is a scheduled run rather than a same-day drop — we combine it with work heading the same way in Cimahi and give you the date up front. On climate: around 700 m, 19–21°C at night. Cool enough for an outdoor rest zone with no air conditioning most nights, but do not confuse it with Lembang at around 1,300 m, where the water arrives cold and the chiller does the least work of anywhere we build. Here the chiller still works, and we size it accordingly.
